Why should we hire a property manager?

Education and Experience

You don’t need to know everything about renting and selling real estate if you hire a real estate professional who does. Why not hire a property management company with a staff with more education and experience than you? We are all looking for more time in our lives, and hiring professionals does just that. For us, It’s just business. We are removed from the emotional aspects of caring for your investment which allows us to work with purpose and intent. Arizona requires a property manager be licensed to work on behalf of another when managing single family rentals. This means that to lease, collect rent, coordinate repair services, and inspect a single family rental property, a property manager must complete 90-hour pre-licensing education to manage and sell real estate, pass a school and state exams, obtain a criminal clearance card, as well as continue with mandated education requirements in agency law, commissioner standards, contract law, disclosure, fair housing, real estate legal issues, and a few others.

Property management takes the juggling of marketing, and showing your property. We find most rental properties found on Tucson MLS will also have been marketed on other sites such as Realtor.com, Trulia, Zillow, and Hot Pads which are an added benefit to us as REALTOR® members.


Market Conditions Information

A property manager, will disclose market conditions, which will navigate your property renting process. Data, such as average rental rate for the number of bedrooms, square footage, whether or not pets are acceptable, amenities, and the optimal time to market your property are a few of the important factors that we will use to help you determine the optimal rental rate.

Property managers network with other professionals that will provide services that you will need to help maintain a rental property, and prepare the property for the rental market. We partner closely with a number of select vendors who are responsive, professional, provide high quality services and provide competitive pricing to minimize your expenses.


Handling Volumes of Paperwork

One-page lease agreements were prevalent in the early 1990’s. Today’s lease agreements can run ten pages or more. We maintain records for several years, and ensure you receive a copy of executed tenant leases by digital format to alleviate you from having to store stacks of paper files. A lease agreement will need to include the federal- and state-mandated disclosures that may be changed throughout the lifetime of a tenancy. One tiny mistake or omission could land you in court or cost you thousands.
